Don't assume that you can install a dock on any riverfront property you buy. The Fish & Game Department and Army Corp.
of Engineers have very strict regulations about what you can and can't put in the river these days! This is one reason the
older homes on the river (whose existing docks may be grandfathered-in) are attractive. ALWAYS CHECK WITH THE PROPER AUTHORITIES
BEFORE ASSUMING ANYTHING ABOUT YOUR RIGHTS TO THE RIVER! See links below.

IS IT REALLY RIVERFRONT?
Be sure to confirm the property lines before you spend a lot of time looking at a property. In many cases, the shore
may actually be owned by someone else. What is being advertised as 'Riverfront Property' may be more 'Pretty Close to Riverfront
Property'!
DEVELOPMENT POTENTIAL
If you are looking at raw land, or property that you will significantly change, make sure to check the regulations regarding
Septic Tank Proximity, Tree Removal, Habitat Protection, Vegetation Limitation or Protection and other potential restrictions
that may affect your plans.
